The initial consultation is an opportunity for us to understand your ideas, goals, lifestyle, budget, timeframe, and expectations for the project. It is also a chance for you to ask questions, understand how we work, and explore what may be possible.
During this stage, we discuss the type of project you are considering, the site or existing building, any known challenges, and the outcomes you would like to achieve. This conversation gives us the foundation we need to prepare a tailored fee proposal and recommend the most appropriate pathway forward.
Following the meeting, we assess the scope and complexity of your project and prepare a clear proposal outlining the services required, the likely project stages, and the associated fees. This ensures you have a strong understanding of what is involved before committing to the next step.

The preliminary stage allows us to gather the key information needed to inform the design. This may include reviewing the site, existing buildings, council planning requirements, district plan rules, property information, topography, access, services, orientation, views, neighbouring properties, and environmental conditions.
For new builds, this stage helps determine how the home or building may best respond to the land. For renovations or extensions, it helps us understand the existing structure, layout, constraints, and opportunities for improvement.
Where required, this stage may also involve engaging or coordinating consultants such as surveyors, engineers, planners, or other specialists. Identifying these requirements early helps reduce risk and supports a smoother design and consent process.
The outcome of this stage is a clearer understanding of your project’s opportunities and limitations, giving both you and our team confidence as we move into design.
This is where your ideas begin to take architectural form.
Using the information gathered during the consultation and preliminary investigation stages, we develop the first design response. The initial concept is not intended to be the final answer; it is an exploration of possibilities and a starting point for discussion.
At this stage, we consider spatial layout, site response, orientation, light, flow, form, scale, functionality, and how the project supports the way you want to live or work. The design may include plans, elevations, 3D views, or other visual material to help you understand the direction being proposed.
Once the initial concept is prepared, we meet with you to walk through the design, explain the thinking behind it, and gather your feedback. This is an important collaborative stage where your input helps shape the direction of the project.
The developed concept refines the design into a clearer, more resolved direction.
Following your feedback, we revise and develop the concept to better align with your priorities, preferences, and practical requirements. This may involve adjusting layouts, refining room relationships, reviewing forms and materials, improving flow, or exploring alternative design solutions.
During this stage, we work closely with you to ensure the design feels right before progressing further. Additional meetings may be held where required, particularly for more complex projects or where several design options need to be considered.
The aim of the developed concept stage is to reach a design that feels considered, achievable, and aligned with your vision. Once you are comfortable with the direction, the concept can be formally approved and progressed into the next stage.
The approved concept is a key milestone in the project.
This is the point where you confirm that the overall design direction reflects your goals and aspirations. We understand that approving a concept is a significant decision, and we do not expect this to be rushed. Our role is to provide the information, visual material, and guidance you need to feel confident in your decision.
Once the concept is approved, we have a clear foundation to move forward. This does not mean every detail is fixed, but it does mean the main design direction, spatial arrangement, and project intent have been agreed.
From here, the project begins to shift from broad design thinking into more detailed development and technical coordination.
The developed design stage adds greater depth, detail, and technical resolution.
At this point, we begin refining the design in preparation for consent documentation and construction planning. This may include further consideration of structure, materials, construction methods, window and door arrangements, interior layouts, finishes, joinery, services, and consultant input.
Where required, engineers, surveyors, planners, energy consultants, or other specialists may become more actively involved. We coordinate their input to ensure the design remains cohesive and that technical requirements are integrated early.
This stage may also assist with builder discussions, preliminary pricing, and programme planning. By developing the design in greater detail before consent documentation begins, we help reduce uncertainty and support more informed decision-making.
The detailed design stage turns the approved design into a comprehensive set of documents.
This is where the technical information required for building consent, pricing, and construction is prepared. We develop detailed drawings, specifications, construction notes, consultant information, and supporting documents needed for the building consent application.
This stage requires precision and careful coordination. Materials, construction systems, compliance requirements, structural information, fire considerations, weathertightness, accessibility, and other relevant building code requirements are reviewed and incorporated into the documentation.
Before submission, documents are checked and issued to you for review where appropriate. Our aim is to provide clear, coordinated, and accurate documentation that supports a smoother consent and construction process.
Building consent is the formal approval required before construction can begin.
Once the detailed documentation is complete and approved for submission, we prepare and lodge the building consent application with council. During this process, council may request further information or clarification. These are known as RFIs, and they are a normal part of the consent process.
We manage responses to council queries, coordinate any required consultant input, and provide additional information where needed. Our goal is to keep the process moving and ensure the application is resolved as efficiently as possible.
Once council is satisfied that the documentation meets the required standards, building consent is issued. This is an important milestone, as it confirms the project can move forward into construction.
Once building begins, we remain available to support the project through delivery.
Construction can bring unexpected questions, site conditions, material substitutions, or practical challenges. Because we understand the design intent and technical documentation, we are well placed to provide guidance when issues arise.
Our construction support may include responding to builder queries, reviewing proposed changes, issuing additional details, attending site meetings, coordinating consultant input, and helping ensure the design intent is maintained.
This stage is about supporting good communication, reducing uncertainty, and helping the project progress with confidence. Our involvement can provide reassurance for both clients and builders, particularly on more complex or highly detailed projects.
