This project transforms an existing retail tenancy into a modern, self-contained short-term accommodation unit, carefully balancing contemporary living with the technical and regulatory requirements of a change of use. The design focused on creating a warm, functional interior while navigating the complexities of building compliance, fire safety and ventilation within an existing commercial shell.
The open-plan living, dining and kitchen space was designed to maximise natural light and create a welcoming environment for short-term guests. A restrained palette of warm timber, soft neutrals and textured finishes provides a timeless aesthetic, while carefully selected furnishings and integrated storage ensure the compact footprint remains practical and comfortable. The bedroom continues this approach, offering a calm retreat with custom timber detailing and layered natural materials that create a boutique accommodation experience.
Significant attention was given to improving occupant amenity through the introduction of new windows and skylights, increasing access to daylight and strengthening occupants’ awareness of the outdoors. Mechanical ventilation strategies were developed alongside these interventions to ensure healthy indoor air quality and compliance with the New Zealand Building Code.
Beyond the interior design, the project required a coordinated performance-based compliance strategy. This included collaboration with fire engineering specialists to develop an alternative egress and life-safety solution, preparation of a comprehensive management plan covering servicing, maintenance, monitoring and guest occupancy, and the development of Alternative Solution documentation to support Building Consent approval. Updated architectural documentation, specifications and compliance statements were prepared and coordinated through the consent process, with ongoing responses to Council requests for information.
The result is a contemporary accommodation space that demonstrates how existing commercial buildings can be successfully repurposed into high-quality short-term living environments while meeting the complex technical and regulatory requirements associated with a change of use.
